NOTICE OF BYLAW AMENDMENT
BYLAW TO AMEND THE TOWN OF PEACE RIVER LAND USE BYLAW NO. 1891
Pursuant to Section 606 and 692 of the Municipal Government Act, being Chapter M-26 of the Statutes of Alberta, notice is hereby given that the Council of the Town of Peace River will hold a Public Hearing before considering second reading of Bylaw No. 2169 to amend the Town of Peace River Land Use Bylaw No. 1891.
Bylaw No. 2169 redistricts Plan 8421257, Parcel B, from Community Development District (COM) to Direct Control District (DIR-C). Plan 8421257, Parcel B, is a town-owned property that previously was a part of the Lions Campground.
The Council of the Town of Peace River has given first reading of Bylaw No. 2169 and will hold a public hearing as follows:

Because we had some questions about what exactly this means, we wrote an explainer in plain language below:
What's up with Bylaw No. 2169?
We saw some questions about this bylaw and our communication about it online, so here's an explainer.
"The Town of Peace River has given first reading to Bylaw Np. 2169, which Plan 8421257, Parcel B, from Community Development District (COM) to Direct Control District (DIR-C). Plan 8421257, Parcel B, is a town-owned property that previously was a part of the Lions Campground."
^Unless you're deep in the municipal planning world, that can look like a bunch of gibberish.
In plain language, the Town owns part of the former Lions Campground area on the west side of the bridge. CN owns the majority of it. For the Town-owned portion, Council directed Administration to initiate a public bid process to sell the site on the condition that it is used for the purposes of opening a campground (in the attached 'Request for Decision' document, Council went with Option 3). https://peaceriver.civicweb.net/document/140483/2024%2012%2009%20RFD-To…Based on legal advice the Town received, the recommended approach to make sure the site is used for the purpose of a campground is to redistrict the property to Direct Control prior to the public sale. Direct Control allows the Town to set the requirements for the land use, making sure it will be used as a campground.
So, the public hearing coming up February 10, 2025, is to hear any comments, support, or objections to making that portion of land Direct Control. Should the bylaw eventually pass final reading, the Town will then put the land up for sale, redistricted as Direct Control.
One thing to add is Direct Control means the use of the land is up to the Council of the day. Our current Council directed Administration to pursue this option to keep it as a campground. However, future Councils could always have other ideas – with the land being districted as Direct Control, the Town gets to decide its use. The development must also align with the policies of the Municipal Development Plan.
